That's why the study says most will eventually buy anyway. It's not a new report (2008). I'd guess most data was compiled during 2007. The report shows people selling homes when they turn 55 in MA. Given that the first baby boomers hit 65 next year, that means the selling started 10 years ago. Population in the state has also declined so I don't see how the demographics aren't hurting the market. I'm a bit confused by figure 8. Does it suggest that the period when sellers exceed buyers will only occur in 2011 - 2015? I notice all the states only have this property for a 4 year window but the text suggests that the demographic problem will continue for far longer. I'm guessing this graph is suggesting when this condition will start. I also wonder if the chart is only covering the baby boomer group rather than the state as a whole as that number would be much harder to predict. Last, I'd like to see an update to the data and predictions because the Great Recession has changed the market. I wouldn't be surprised to see that the age has increased as baby boomers wait for better times to sell. |
