All landlords in the state should be familiar with Massachusetts' landlord tenant laws; if you're not familiar with them, click that link for a plain-English summary of the MA landlord code. That same site, EZ Landlord Forms, also has a customizable Massachusetts lease, and includes notes about the maximum fees and deposits you can collect as a landlord.
