With inventory already 17% lower than last year, I think this large rush of canceled or expired listings will not happen.
As of June 23rd the MAR states there is 29,000 SFH on the market. Compared to last years 35,000. This article states that there will be 3,500 expired listings...no way! You will see the historical drops like maybe 1,500-2,000 listings.
Going through the listings that will expire, its just bad marketing and non-aggressive price drops. Don't home sellers realize that those PCG's are "free advertising" back into potential buyers. But most of these expired listings have dropped only once over their time period. |
