I collected sales data on a Condo complex in Chelmsford, MA that I have looked at. The data comes through Boston.com. In 2005, 7 units sold for an average price of $293,543. In 2006, 11 units for an average price of $254,973. The sales price range in 2005 was $287,000 to $305,000. The sales price range for 2006 was $230,000 to $285,500. I did hear that there were offers in 2006 from sellers to buyers to pay for some closing costs and condo fees. I have no information on such activity that may have been part of the sales agreement. All the units were town houses with roughly the same square footage.
The prices dropped an average of 13% and sales increase 57%. |
