Prices seem to hold up pretty well... It schools are not nearly as strong as its neighbors but for what ever reason the prices seem to be a little more immune than framingham. I question what it would really take to see this town drop like it should.. Look at he below fata and you will see.

Now a median household income of 70k in 2000 just about gets you into the 242k home price at 3x earnings…
But the 85 k in 2007—that gets you about 290k in 2007—oh shit the home prices are now at 438k—that is only about a 140k gap.. good stuff.
Houses: 13,368 (13,080 occupied: 9,306 owner occupied, 3,774 renter occupied)
Less population than in 2000 but I cannot correlate that with 2000 housing stocks or household composition as I could not find that data.

Average price per square foot for Natick MA was $175, a decrease of 34% compared to the same period last year. The median sales price for homes in Natick MA for Nov 08 to Jan 09 was $326,750 based on 60 home sales. Compared to the same period one year ago, the median home sales price decreased 9.2%, or $33,250, and the number of home sales decreased 34.1%.

There are currently 174 resale and new homes in Natick on Trulia, including 28 open houses, as well as 8 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in Natick MA was $506,922 for the week ending Feb 18, which represents an increase of 0.6%, or $3,154, compared to the prior week."

And to dive even more into the numbers...

Over the last 90 days, 31 SFH have sold.
Median Price $459k.
Average size: 4 Bedroom/2 Bath 2,196sqft or $209sq/ft

On the market RIGHT now, there are 65 SFH for sale.
Median Price $570k
Average size: 4 Bedroom/3 Bath 2,170sqft or $262 sq/ft


Similar size, but over $100k difference between sold and listed!

If I go back another 30 days (120 days), the median price is very similar to Hard Rain's numbers. Strangle alot of "higher" price properties sold over the last 30 days.
