If you want to know why I despise realtors, this listing might help you understand. What is up with 'All offers due by' language? Are selling agents so demanding now as to assume, "of course this will sell after the first open house". The rest of the language is just... awful.

Yes. This started last spring, from what I can tell, and it's probably the norm now to have a "deadline" of a day or two that they inform you of at the open house, if not in the listing itself. I find it a lot less presumptuous when they phrase it as "offers, if any, will be reviewed by XX/YY," though that's the minority of listings.

There was what seems like a tidal wave of new listings this week. Perhaps the ketchup bottle has become unstuck and this will end the inventory drought. It's too early to know at this point.

What a gem !

Apart from everything else "a separate office space for Dad's home office"
(because Mom would be in the newly renovated kitchen obviously).

Richthofen,

I just remembered probably the worst offer deadline anecdote I've witnessed. Last year, there was a house in Lexington that had been on the market for a day or two and I went to their first open house on Saturday. It was packed, and I overheard a woman ask a man who I surmised was the owner (the Realtor had gone to go get more brochures, I think) what the timing was for offers. He said they were due by 5PM today. Her response: but don't you have an open house scheduled for tomorrow too? (She was right.)

That said, they did cancel the open house the next day, so at least they weren't bluffing. I have seen a non-negligible number of listings with "deadlines" that were bluffs.

2 whole days to put in an offer. Some sanity needs to return to this market.
