Here's the graph that I wanted to post earlier. It shows BOS prices rising into late 2015, though with more seasonality than some of the warmer regions. Current spot index is already ~7.1% above Dec '12 levels. CME bids for Nov '15 contract are ~18% above Dec '12 so traders are willing to bet on another 10% rise in BOS index level by then.

House prices don't go up without low interest rates- look at a chart of Mortgage rates when ever there is a big move down everybody decides to buy. what happens when interest rates can't go lower???

Hey Boston- You're now the one of ten regions with futures traded on the CME without any open interest. (Last OI expired with maturity of Nov '14 contract). I'm John H Dolan, the market maker in these contracts. I've posted a 182.0/183.0 market for Nov '15 to try and get something started. (BTW 182 is 3.1% above spot levels for one-year forward -so no seasonal factors).
Open to trading outright contracts, calendar spreads (e.g. Nov '15 vs. Nov '16) or intercity spreads (e.g. BOS Nov '15 vs. NYM Nov '15).
