I like to think that it is because they picked the town for many of the same reasons that I did. As I get to know more people, I'm sure I'll be finding out the answers.

I could have kissed my retired neighbor for helping me clear my driveway this morning. He did all his neighbors' driveways with his snowblower. He'll be getting a plate of cookies for that!

I'm thinking in statistically significant terms. Some people never left Acton, or are simply from the area, so they don't have to buy in Acton, as they already live there. I'm talking about people moving in. Many people prefer places like Newton and Wellsley as well as Brookline to Acton, and many people prefer condos to houses (why would you buy a house if you don't have kids or time to work on it?). If money is no object, I think there are more choices available. But if it is, people crowd into places like Lexington, Acton and Newton. The median income is not that high, but the median prices are.

Privacy and control are two reasons I would opt for a house over a condo, all other things being equal. I would even pay a steep premium for those two things together.
