Your charts appear to be for the US rather than for Boston or Massachusetts. Given that real estate is strongly influenced by local factors, I don't think that a national analysis could adequately disprove the hypothesis that there is a pricing bubble here.

As a secondary point, I would take issue with the assumption that the only thing that matters is the monthly payment. I have previously drawn up a list of reasons why I think that total purchase price is more relevant. Note that the same thread also has a chart which shows that even if you were to only consider the monthly payment, prices in Massachusetts are still over 1 standard deviation above the norm even by that metric.
