I thought maybe someone can clarify this for me. I went to an open house in Andover. House is listed as being about 2500+ sq ft. I walk through and it appears to me that is smaller. I used to own house in Southwest that was about 2100 sq ft and it was bigger IMO than the 2500. So I took all the listed room sizes, added them up and I come up with < 2000 sq.ft. Even if I were to include halls and such I doubt they add 500 sq.ft. Any ideas where all the space went ?

the best thing to do would be to just call up the listing agent and ask. you can also go to zillow.com, for example, and see what the listed square footage is on the town record. many sellers will bump up the square footage on the sales listing to include a partially finished basement or workshops attached to the garage.
