Agreed, I am a pessimist

Agreed the market has gone down

But what if anything is going to make the realtor's and sellers list homes at a more realistic rate? And what if anything is going to impact the holdout towns (Newton, etc)?

With case Schiller predicting another 13+% drop in the Boston metro home prices are we just going to see this drag on or will sellers start to really drop prices?
- Fannie or Freddie requiring bailout
- Recession finally here
- $5+ gas prices (hurricane war)
- 5% or more drop in markets
- Increase in Fed rate

I do not see too many positive scenarios to reverse the trend.

Or perhaps other influences will make the market stop it slow and painful decline.

I think home owners and realtor's are still in the 2nd and transitioning to the 3rd.

1. Denial - The "No, not me" stage.

2.Anger/Resentment - The "Why me?" stage.

3. Bargaining - The "If I do this, you’ll do that" stage.

4. Depression- The "It's really happened" stage.

5. Acceptance
