That is, of course, a decline in real terms. The MAR's median represents a decline of 2.63% when adjusted for inflation via the CPI-NU. And it bears repeating that the median is especially unreliable in months like this where the volume has changed so dramatically.

I think going forward, the problem of sales/quality listing is going to be more problematic than problem of price/valuation. With seller not forced to sell and buyer not chasing the market/have difficulty getting downpayment/mortgage, there will be less competition, but less quality listings to choose from.
