I think that the retirement scenario for baby-boomers will have a direct impact for the housing because many think that they will all retire in droves with the first major wave in 2014. In understanding the equation of the housing market you need to understand the profile of buyers and sellers. The growing segment of sellers profile which will increase supply is typically going to be the retiree. You need to break down their current alternatives and financial position before you make any assumptions. This current bull run in the market hopefully has helped many. I know that after 9/11 lots of older employees told me that they had to work another 5 years to make up for the downturn at the time. College costs for their kids are out of control, the weakening dollar and inflation are real concerns. Just the price of heating oil is enough to really hurt some families. Just as younger people have had to wait longer to buy a home, some people might need to work longer before they retire...

John,
I'll probably never fully retire, but at age 55 I'd like to have the versatility to travel and work in warmer climes during winter and summer where I am south of Boston or possibly Maine. We'll see what pans out but that is the strategy. I don't want the 9-5 day in and out at the same job, variety I guess. Girlfriends a nurse, so she has mobility in regards to work. Just have to keep that long-tem debt down Wink
